A Community Effort, Not an HOA
How a small group of neighbors became the voice of Mt. Helix
In the late 1930s, San Diego County had few zoning ordinances. The Mt. Helix region — known for its favorable climate, roughly 10 degrees cooler than nearby El Cajon, and water access from two local reservoirs — had grown into a prime residential area. Property owners formed GMIA to protect the neighborhood’s semi-rural character from uncontrolled development.
For over 85 years, that mission has remained unchanged. We advocate for thoughtful land use, monitor zoning and code enforcement, address traffic and transportation issues, and support crime and fire prevention initiatives alongside local agencies.
Unlike a typical homeowners association, GMIA does not own property or facilities, nor do we employ paid staff. Every aspect of the organization — from board governance to newsletter publishing to event planning — is powered by neighbors who volunteer their time because they love where they live.
Today, GMIA represents over 1,100 dues-paying households and speaks on behalf of the more than 7,000 residences within our coverage area. Our all-volunteer Board of Trustees is elected directly by the membership.

Our coverage area spans the Mt. Helix and greater Grossmont neighborhoods of unincorporated San Diego County.
The GMIA community area is roughly bounded by Interstate 8 on the north, Highway 94 to the south, and between Highways 125 and 54 on the east and west.
More specifically, we represent the parcels east of Bancroft Drive, south of El Cajon, generally north of SR-94 and Rancho San Diego, and west of SR-54 and Jamacha Road.
The area is predominantly zoned for half-acre residential parcels, preserving the semi-rural character that has defined Mt. Helix for generations.
